Let me run a scenario by you... and here I'm just playing devil's advocate I'm sure you're already frustrated with this individual and sounds like you've already made up your mind.Scenario #1 tenant breaks shower door:Tenant doesn't disclose to you that they broke it and moves out only to leave you with a large amount of water damage AND a broken door.

I have a little knowledge at it as well.But for a frustrated landlord that is looking only for cash flow and appreciation does not matter notes are a nice alternative..

It is just not how they work no matter how frustrating it is to watch a property fall into decay while they get their act together... 

It’s a little frustrating because he has previously worked good deals for me without asking for anything else. 

I have been frustrated since we always have acquisitions, full scale value add renovations and day to day management my current awesome hard working employees simply do not have time to work on business development, cold calling, networking etc.  

Not surprising in the least, just frustrating and costly when it doesn't have to be at all.
