Save half the commission when you sell by using Realmart or a similar online MLS listing service, for a flat fee of a few hundred dollars they put you on the MLS and then realtors will bring buyers to you without you having to pay a listing agent of your own.

If you choose to work directly with the seller, that is your choice but then you might not be able to get help from a realtor.Some relators might do a CMA for a flat fee or to provide you what you need, but that does not prevent them in any case to show the property to their clients..If you want to do this on your own, that is fine, but then you need to do this on your own.If you are starting in real estate, you might be better of working with a local relator, it might save you money and issues down the road.

Most of that goes to the closing attorney (if you are in an “attorney” state) - about $500 flat fee (included title search) in my case.

However I still am paying around $1000 for "rent" but as my equity builds, I look forward to getting a home equity loan in a year.I advise finding a home that has the potential to build a granny flat or ADU in the back.I plan on building a separate unit in the back, which will allow me to have cash flow!

Your share is similar to what a wholesaler or REALTOR would provide so I think a one-time payment would be appropriate. this could be a flat fee or (preferably) a percentage of the purchase price.

Unless your going to go on some type of rant about how your braking the laws, or flat out admin your doing what they are claiming.. it don’t matter.Little advice, your a landlord.
