I’m also attempting to do “Bird-Dogging” and it’s kind of hard as well, I’m graduating high school on May 15th, 2021 and I plan to attend Community College this fall to major business BUT I don’t want to let school distract me from my DREAM of becoming a successful independent real estate investor.I know the basic mechanics of how in state and out of state real estate investing works, I would appreciate If any Investor could give me any advice to a young future investor like myself. - GOD BLESS

You have to lawyer up, be aggressive and be distracted by the time & process . . . or walk and make a living in peace elsewhere.The mistake is to think that any other part of the country does things like you do in your neck of the woods in WY. ;-) The coast does things very, very differently.  

I’m still committed to my original strategy of buy/hold investments, but seeing the neighbors house sale for 1 million is distracting my focus.  

Tenants know that LL can be distracted by large amounts of greenbacks.

Everytime I think I found  the right strategy,  I see a different one and got very distracted.

Stop with the distractions tell yourself and these goonies with these ideas "NO" a lot more often!

I've figured out I'm able to get by with only about 500 square feet of space so I don't think I would mind limiting myself to that, basically I work a lot at home but whenever I'm not working I go out and do other things but during the times I am at home and working I don't like distractions, etc.Also I think this may open up the pool of potential tenants.

And there are other people who don't make those sacrifices but would rather seek out entertainment in order to have fun or distract themselves from their circumstances in life.  

It’s a distraction now.

This is the 10th year, plus we lost a US Representative due to population loss, so they are fully distracted with drawing new district maps.
