Just a guy wondering aloud.There was a time in the not too distant past when the most common billboards one would find on the main thoroughfares in the area were by companies who would fix your sinkhole, or the lawyers who would help you sue your insurance carrier. 

What are your goals- cash flow, growing your portfolio, cashing out at some distant point in the future?  

It is off in the distant future before we live there/invest there.

As I am far away, geography isn't an issue as whatever property I choose to invest in has to be maintained by another person.I am looking for passive/turn-key distant investor friendly deals but has been difficult to find deals in the $30-40k all in range; ideally would like to do about 2-3 deals per year.

Still learning a lot and excited to make my first deal in the (hopefully) not too distant future.

These are both in walking distant to the beach and nice little beach communities, although during School house parties are everywhere. so don’t plan on renting to anyone other than students because they probably won’t enjoy their stay.

Hopefully mortgage rates stay low and I can find some good rental deals in the not so distant future.Hey Dan, I hope you can keep rolling in OR and finding more deals yourself.

Some lenders require guarantor live within an hour of property others want long distant management experience.

@Stuart Crowell, I am currently divesting myself from the Denver area due to real work (gasp my 9-5) taking me out of the state and me not wanting to be a long distant landlord.

But these deals will probably be available in the not-so-distant future...
