You'll rarely find great deals on the MLS:(What you want to do is find a way to get a somewhat consistent stream of property leads.

All you need is a key box and key labels.

I have two traditional 401k(s) one from a past employer (vanguard) and a current one (fidelity).

This would be the cashflow play, but those units do not tend to appreciate at a high rate vs. a SFR, as I suspect you are aware. 

And is this a smart choice? 

Unless you are getting a heck of a deal I would recommend avoiding a foundation issue property until you have a team of contractors that you can count on and can find out what the repairs would run.
