Its on a main street with two storefront offices, 3 residential units at the back, and comes with a lot at the back that its zoned multi-family but it will need a lot of earth work to be developed.

Your handyman may be the best PM on Earth, or he may be scum, and all shades of grey in between ... but I'd be highly skeptical that he could make a decent, honest living putting in the attention needed to do a good job at 5% on a small portfolio.
