Selling one of the properties is not an option because they were both purchased via 1031 funds from dramatically appreciated assets creating a cost basis of next to nothing on these. 

However I have great units and we provide excellent customer service so I generally have little turnover.

First, should I create an LLC and purchase the property through that?

We remodeled and remarketed the property to entrepreneurs and business professionals who want a coliving/coworking community.It was perfect because each of the 12 bedrooms had its own private bath and we created community areas.

So creating all these funky financials is great, but if you are using those in a presentation that information should be in the PPM or an official document as if someone is making a decision based on that - it can come back to bite them.

Would I be better off to try and find someone to do some basic editing of my videos and help create the right titles, thumbnails, and posts?
