(this portfolio lending I think)My options are1. 100k line of credit. 6k origination for 1st year (includes appraisal fees, title searches, bank fees etc) and subsequent years 2.5k2. 100k 15yr loan with 5yr at 6% and ballon payment at the end of 5 years3. 100k 15 yr loan with 5yr fixed 6%, 10 yrs variable with 4% floor and 8% ceiling Currently I do not have any properties in the pipe line for purchase.

More than likely it was OBS(Other bid selected) and subsequently the contract was not turned in by the deadline During the Owner Occupant period , the minimum that will be accepted is 88% net to HUD which includes commissions and any closing costs requested if any

Basically put, the pain from losing an amount of money is much greater than the happiness we get from gaining the same amount.In other words, if you invest the difference and get a lower return than the after-tax interest rate, you'll have a lot more heartburn from the loss than you will happy dances if you do better.Additionally, if you do perform worse for having invested in the market, you'll be more likely to take additional risk in subsequent investments to try to make up for the loss.

If you use it to buy more properties it can work, but only with a carefully thought out plan, always keeping in mind what happens if rents drop, vacancies soar, and house prices crater, like what happened in Atlanta.
