There are many houses in the neighborhood that are configured the same and when I look up the records they are shown as SFH but they are duplexes.

The city even ordered the owner to do an impossible, irrational thing -- to restore the one-bedroom units to their original two-bedroom configuration -- which would have required ripping out walls, kitchens, and bathrooms, and displacing all the tenants, at a huge cost that would actually reduce the future rental income.

It may well be a great idea when coming from a 1/1 to a 3/2 configuration AND the new config warrants a better FMR for you prospective buyer.Run before and after comparisons of the ARV & FMR and ask yourselfdoes the new ARV warrant this much work for me and is it adverse to my profits?
