The pest problem is most likely due to the tenant keeping their dwelling in an unclean condition.

Your realtor should be able to tell you what it’s worth by showing you what similar properties in the same area/condition have sold for.

It seems all the post I have read on here are older and I'm not sure if conditions are still the same.

Even if your units are in great condition, most residents won't be able to afford a $200/mo increase in rent.
