I know I will succeed with or without a coach but I think I will succeed more and faster with a coach.

I have an associate on the East coast that credits their paid coach for their success and they have spent good money but have done very well with the information provided to them. this paid mentor had a very well thought out method for them to get into the business and they followed it to a tee..

What are your thoughts about this deal if you don't mind looking at it:Looking for advice on offer/max price.Also looking for what I missed in calculations.First the hard part:This property is in rural TN in a town of about 20k population.Current owner has been renting to local college for basketball players/coaches (both boys and girls teams have used it).

We have no previous experience in real estate except for buying our own homes so we paid for some classes and coaching which we are very happy with but our personal lives have had some set backs.

I was a coach for a REIA group in the past but with time constraints had to give that up.

But for those that are looking for a more systematic approach our track record is pretty solid, and I'd put our coaching up against anyone.  

You may fall flat on your face or the coach may inexplicably call for a pass on 2nd and goal, when the entire defense is bunched up into a solid wall on the goal line and the championship is on the line, but you're at least guaranteed to learn a lot in the process.
