I may be seen as particularly unsympathetic here, but I did want to point out that you are not his family or his psychiatrist or doctor or responsible for his welfare, but you are actually responsible for your own family's well-being, especially as it sounds like you live next door and this is likely an important investment for you, not a charity.

Do go see a Doctor for sure but likely it wasn't airborn all that much.

Force them to jump through the hoops and force them to declare themselves disabled, and to get a doctor to vouch for it. 

I don't think there's anything wrong with paying to learn stuff - hell, I have a doctorate, and I spent well over $100k on my own education.

But there will still be a market for your rental if you are restricted to 30 days.After a season renting short-short term, I switched to short-medium and happily collect $5800 a month from retired doctors from Chicago.
