They can’t spend $5,000 per month on marketing, pay $1500 for a professional web presence, pay $600 monthly for SEO; or afford to pay VAs to screen responses.  

I figure if these issues happen in the mere beginning/inquiry stages, how are they going to effectively screen/place tenants & manage my properties?

If you do the latter, you need to screen the new person the same way you did the first person.

In my market (South Texas) the property taxes and property insurance is having a severe impact on the smaller owners, who do not have 30 year financing along with the housing assistance components, are in a dark place and they will naturally expect the (us) property managers to work like dogs and squeeze blood out of turnips for the cash flow. 

Other repairs since the new tenants moved in include, a sliding door lock replacement, drywall repair from a roof leak, 4 cracked windows, a broken front door handle, light fixture replacement, blinds that are longer than the window, window screens and now a ceiling fan making grinding noises. we're about $5000 into repairs/replacements right now since the tenants moved in.

Its more of a screening tool so that you don't have to deeply analyze deals that likely won't cash-flow. 2.

They don't know how to screen applicants and choose the wrong ones.

And because they are using screen names like, “Loanman,” and “Edible Investor” they can just spew their trash without any accountability.
