Mold or mildew should be tested and source the problem, its usually a simple exterior fix and remediation of the damaged area.

I like to have some compassion in understanding their situation and seeing how you can remedy it in the least cost way.

This is a civil remedy

"To whom it may concern, the sellers of 123 Main Street disclosed that they had remediated the mold. 

The remediation can be costly, and time consuming, but even after remediation, you would still have to disclosure that there was an issue, and can prove difficult to sell in the future. 

In this situation, I would usually request to have the mold and roof leaks repaired/remediated by the seller.

@Shiloh LundahlThey are tenants and not squatters however the remedy is the same......an eviction Obviously, that is not going to happen currently.

I put the offer in on the duplex I bought because they had paperwork and an engineer report on file for what they did to remedy the issue. 

But the thing that bothers me about is that you got mold growing in your property and you are more worried about faults and causes instead of remedying.
