BP automatically tags them with their definition. 

if they answer yes, i reject them automatically.. 

Not sure about Missouri but in AZ it also gives me an automatic judgment that I can send to collections which also haunts the tenants history and protects the rest of us.

They also come with some handy features like automatic late fees and the ability to refuse partial payments (useful if you're in a state where a tenant can halt eviction proceedings by paying you any amount of the rent owed). 

Some automatically do not approve applicants with multiple collections regardless of what they are for, while other look more specifically at the nature of the collections. 

Therefore before automatically re-signing, I would look to see what other rentals are out there. 

In many jurisdictions, judgments entered (or recorded) are automatic liens against all property owned by the debtor in that jurisdiction.

Some file can't be underwritten with automatic so goes under manually underwritten files.
