On the positive side, at least in Massachusetts, there is a special paragraph of the law that applies to rooming houses / lodging houses, which enables just 7-days’ notice to start an eviction for cause of an offending tenant when they are doing something that is creating significant issues for their neighboring tenants (or the LL).

For example:- "1 time $129 non-refundable set up fee paid at lease signing"- "non-refundable pet fee of $200-500 per animal applies to all pets & must be paid prior to or when you pay your first month rent"- "$30/month required resident benefit package" Just my two cents.

New Mexico has an unfortunate law against prepayment penalties for DSCR Loans on 2-4 unit multi that requires higher rates, but they don't apply to 5+ and I've seen some people have success with that size range in NM
