I'm not eager to make an appraisal go higher when I'm on the buying side of the transaction.Present her with a copy of the appraisal and an amended offer with the appraised price.Like @Meghan McCallum said, no bank is going to give you a loan for $925 when it only appraises at $844.Perhaps when she sees the appraisal at $844, she changes her mind?

Only the two parties or an attorney (with their approval) can amend the contracts.I understand what you're saying, but what I'm hearing is, "How can I fix this thing that's not broken".

You could either:1) Point out the error to your tenant, explain what your intention was, and ask that they agree to amend the lease to reflect what it should have been (if you both agree there’s no problem amending it), or2) If they don’t agree to amend it I would just charge the lower of the percentage or the dollar amount if you ever have to enforce the late fee because if you try to charge the higher amount I don’t see it holding up if the tenant objects and fights it.

If this occurs and you have not already agreed to a dual agency relationship in your listing agreement, your listing agent will ask you to amend your listing agreement to permit the agent to act as agent for both you and the buyer.It may be difficult for a dual agent to advance the interests of both the buyer and seller.
