Cash flow is not the best, but it's also below market rent values so I know that I can bring that up.I break out the monthly expenses just to see what they are since I'm curious.So overall, not a bad deal for the area.

yeah, that sounds about right @Andrew Michael. it's tough to get in the spot where I can break out the time to walk many properties due to my current work schedule, but I know i'll have to figure out how to make it happen. thanks a lot for the book recommendation @Dave Van Horn, im going to put in an order on amazon. trying to get my processes down on paper so that after the first time I do all of this stuff, I have a super easy manual put together that anybody can follow whether I'm involved or not. that's the most difficult part of all of this in my opinion, but I think it's really important for creating a business that will scale

Areas like the Strip District got very hot where there used to be old steel mills, but conversely Homestead that equally had riverside steel mills is still struggling for a breakout into higher property prices.Until the excess stock of fix and holds get worked down, appreciation may struggle.

They used to break out packages but I haven't checked in awhile.The good commercial brokers won't sell you stuff.
