I've only found negative reviews of folks who either 1. got refunded immediately because the firm stated they couldn't represent the property owner for whatever reason or 2. got refunded after the firm tried and couldn't get them a substantial reduction.

You will want to look into smaller regional banks for financing and as long as your proforma caps aren't ridiculous and you can show a cap rate reduction from going in to coming out or refi, you should be fine.

It will take some time to transition over and there will be a steep learning curve with all of these new properties and you'll likely value the cash flow more than principal reduction.
