Buying and investing in houses,apartments,land,hotels,gas stations,office,industrial,retail,etc. all takes a specific skill set to do PROPERLY.How you arrange and structure capital is different as well.If you are jumping in to a new asset class of investing for yourself you need help to start off right.I have seen people jump from one asset class to another and then lose their shirt because they thought it wouldn't be that different and had the big ego from success in the other asset class.Most banks will want 25 to 30% down on a near to fully occupied complex that can show stable rental income for 6 months and preferably for 1 year or longer.New construction deals and value add deals are more risky so requirements vary.If you want to talk I can be reached by contact info.

I will give you my thought on this subject only.If you are going to pay someone to mentor you in the fine art of investing, make sure they have a history of success, TALK IS CHEAP, investigate, look at their portfolio, research their background, get proof that they are what they say they are, there are just too many con-artist out there that will tell you anything to get to your wallet!
