Some developers go above and beyond on kitchen appliances and install a package that may make sense in a $1.5M+ house in a $900k house but short change all other areas of the rehab.

For costs, if you're an investor, you can probably do a video walk through to get a ballpark estimate on rehab.

But we moved out the low rent tenants and after the rehab we filled all units with market rent tenants.

I rehabbed and current value is over $600k greater than purchase and rehab costs.

Others investors drive extra ROI by thing like ability to reposition property for greater profitability and or less risk; ability to rehab property at less cost, ability to identify areas where gentrification is likely to occur, etc. 

I am starting and growing a Residential Rehab and/or Flipping team within the Greater Wichita area.

I'm assuming I'll need 35-40K for the rehab which would bring my investment total to around ~130K.

I am unconvinced that the new administration will meaningfully address the deficit and US credit will continue to erode gradually, contributing to rising rates.

You should ensure the property is inspected regularly, maintain climate control to manage moisture and temperature, and address small issues like leaks or cracks early to prevent costly repairs.
