If what I wrote is not clear to you or if some of my assumptions are wrong, then stop your DIY attempt and hire a tax professional.Please see my last reply, regarding Publication 523...Owned and lived in house for 2+ years before getting married, vacant for a few months, rented for  2 years, vacant for a month or 2... then sold.

You are losing up to 3% on each investment property purchase, also, you get a lot of great tools for evaluating properties, market research, etc.Hi Dustin Thanks for the reply!
