We have a few Sec8 rentals in the Birmingham, AL area and we deal with 3 different HA’s (Birmingham, Jefferson County & one more I can’t remember)… But it general:- rents (at least the HA portion) are pretty much guaranteed.

I bought a 6 unit in West Sacramento  (West of Jefferson Blvd) which is one of the least desirable areas in the Sacramento area and I had each unit listed for only about 3-4 days before I found qualified tenants no problem. 

@Nick Gazos If you can stretch as far down as the near NW neighborhoods of Chicago like Portage Park, Mayfair, Jefferson Park there is opportunity to still cash flow in the 2-4 unit space.

The last auction I attended about 2 years ago in Jefferson County, the one property that sold at auction, sold for market value as best as I could determine.Let us know how things go after you watch the process in person.
