Hey Sandy, I've had a half dozen leads from FF in several months, although their interface is terrible.

@Nathan G. gives sound advice, as usual.This behavior is a personality flaw with your tenant that does not interface well with your business operations. 

Create and modify tables, forms, queries, and reports, all from within Apache OpenOffice.Math lets you create mathematical equations with a graphic user interface or by directly typing your formulas into the equation editor.

Great interface, very user friendly, and I think the best part is they are always improving on the product.They are constantly upgrading based on customer feedback, so I think it makes sense for the long run.

Hey folks,Connected Investors has a new tool for searching for properties using a GIS user interface and searchable functions such as: high equity, vacant, non-owner occupied, etc.

The wholesaler then "sells" the contract/right to buy to the end buyer and pockets the difference.)Get familiar with the county GIS (whatever county the land is in, look for the Graphic Interface System online for that county). 

Would certainly recommend talking to a bookkeeper knowledgable with real estate so they can interface with your property management. 

But in general 1031s don't have to break your bank.The 1031 exchange is handled by an unrelated 3rd party entity who interfaces with the title company/attorney closing the transactions.  

Looking for a software that has the following attributes:*Tennant payments (autodraft if possible)*Tennant communication portal (service requests, etc)*Push notifications *Online forms and leases *interface with major apartment directories with vacancies (Zillow, apartment.com, etc)

As a sidenote, I also record all of my expenses in TT and really love the interface.
