That could vary somewhat in either direction based on guest count. $3K per bedroom, $1700 for kitchen/dining utensils, $300 per bathroom, and another $1000 for miscellaneous (smart lock, modem/router, cameras, board games etc).

Just a note for you since I was just talking to a client about this: if you live in a high-income state or have privacy concerns and are living the digital nomad lifestyle, south Dakota has an interesting residency status program that can potentially save you guys 10s of thousands on income tax and have great anonymity. 

Now, I equate a value or "premium" for the benefit of the Turn-Key status, things are know, renter in place, things are done, we have removed theory and projections to provide a buyer a known, that holds value.

I think out of over 500+ guests, we have maybe had 2-3 terrible guests (nothing major, though), and around 5-10, I would never host again.
