No issues with @Costin I. deciding Steadily wasn't your best fit but you're painting with a very broad brush to say their insurance is only for total losses or that they're systematically over-insuring their properties to keep deductibles high.

I got into detail of what they were looking for first.. then I qualified that they had the money and were ready to go ( like a good car salesmen does) then I picked 3 properties ( back before the internet ) One I knew they might like one that pretty sure they would not and one I knew fit all the criteria and they would buy. then I asked for the order point blank and wrote it up usually on the Hood of my car.. contract with NCR paper and off er went to escrow.

There are alot of private equity firms out there that will take a leap of faith if the numbers are right and there are a pile of different loans that fit the multifamily arena.So ive come to the decision for me personally to do this for my first time without one of those mentorship programs that promise the sky and deliver dirt.
