A water line burst in the 3rd floor ceiling and by the time I discovered it there were beautiful waterfalls from the ceiling on each floor and severeal inches of water in the basement.

Tampa has amazing growth potential and have personally witnessed @Josh Green work miracles for his clients.

But, in the end, a HELOC is great to just have in case that beautiful day comes where I get a great opportunity.

And I'd hope people have enough wit's to figure if someone BS's their way to get "biz leads" there probably going to BS their way through/around anything/everything else.     

Thats kind of the beauty of thes exchanges.. you get to reposition your capital, ideally in a property that ticks more of the boxes you need.Now, thinking about older buildings.. some folks underestimate how well older properties can hold up if they’re in a good location.
