Call 3 references:  Verify that they work there, or that it is an actual person by asking where they work first, and don't mention who you are until after.  

Being the military, it had that definite institutional overtone to it, but the basic premise was the same.I recently toured a new senior's complex in which on end - for those who were still relatively self sufficient - had individual units (bedroom, sitting room / kitchenette ... effectively a bachelor apartment but without a full kitchen) clustered together in groups of 4 with their own common room / kitchen and courtyard.On the other side of the complex were units for those who required more assisted living.  

Saturation is definitely upon us but quality product continues to get booked just like other markets.

But if this is a one-off, it's probably better to pay a local co-host who already has the local connections.Talk to @J.

This targets family’s between homes, either because they just moved to the area; have a definitive time work contract; current house is being rebuilt/remodeled/repaired; students with “rich” parents; recent separated/divorced who needs space for children visits; Houston medical center stays; etc.  

There are definitely ways around the various costs, but you can also learn those thru the community members.

It's still possible to BRRRR now, but the deal has to be muuuccchhh better and those are just much harder to find.People are still making it work in real estate though, primarily by getting more creative and often needing to add even more value to make the numbers work.

I’m reminded of a buddy of mine who moved from Brooklyn to Scottsdale.. he initially thought the desert was just cacti and scorching heat, but soon realized there’s a thriving market here with pockets of real oportuntiy.Working with an investor who’s ready to spec build is a fantastic way to dive in.

If you are having a lot of interest and you are trying to avoid multiple showings that take up too much of your time.
