If I could find a TRUE cash flowing property in my market that cash flows $200/month after all expenses and reserves I would sell my car, wedding ring, cash in my children's 529s, sell one of my kidneys and buy everything I could. 

I do believe this venue will give me greater access to people and tools.  

Colleges have "advisors", remodeling has "consultant's", real estate has "agent's", wedding's have "planners".

While I work with support to resolve, please know that our meeting is the 4th Weds of the month and is listed in eventbrite and meetup. 

This is a big No No with the SEC especially in a seminar venue. 

You move to other venues gradually (mail outs are effective, but take much longer to get your return). 

We know there are multiple venues to get the leads, some very costly others not, some demanding tremendous effort (like going door by door, driving for dollars , or making thousands of cold calls etc.) , others not so much (mass mailings, for instance).

At least not as of this writing.A public records search, searching for SCOTT CARSON or INVERSE ASSET in several counties throughout Texas,  and one in Florida gleaned the following case numbers and venues, for whatever it's worth.

We run in-person meetups in Northern New Jersey on the first WED of every month, but in July it's the second WED in Morristown.

I am always looking at properties (Christmas Day, Easter, July 4th, Birthdays, Weddings, vacations, etc.).
