Everything else comes from WalMart (linens, utensils, consumables). 

I did provide cooking utensils and dishes.

Aside from the downpayment for the property, make sure that you have budgeted for all of the furnishings that will be needed before you can book your first guests, i.e. beds, sheets, pillows, furniture, TV(s), kitchen utensils, vacuum, BBQ grill, picnic table, appliances, etc.

I would be including everything that a small family, couple or single person needs, such as linens, kitchen gadgets, utensils, etc.

They big skilled lasted 6 years of guest use and they suck when it comes to using metal utensils.

It is more likely that they used metal utensils on non stick pans or it could be from a steel scrubby pad.

Some ideas: 1) put mini fridge, desk, chair, wardrobe, bed in each room. 2) Buy all common stuff such as toiletries, kitchen utensils, cleaning stuff.Cleaning: Arrange cleaning service twice a month at landlord's expense, this not only keeps the house in great condition but also can be leveraged to inspect the house.Laws: City of Seattle allows upto 8 unrelated persons in a SFH, so does Redmond and Bothell.
