We owned a 700 acre douglas tree farm out in Willamina  and again on water rights.. we had a huge well and water rights to the Yamhill river.. ( those were very valuable. ) the front 100 acres I busted into 5 and 10 acre lots ( that paid for the whole property) so we did not need the water rights I sold them to a Nursery concern down river for well into 6 figures.. 

Talk about hitting the lottery with just putting up nursery rhymes cartoons , Ha Ha !!!

This is the wiring they have in their 8month old child's nursery & it's not a grounded outlet at the wall.

Do not unquestioningly believe anything about these matters that the owner tells you or that the tenant casually verifies in conversation.

Where I have run into this is with foreclosures I bought that had leases for nursery stock and they were valid and recorded..

For some reason, I have yet to find a wholesale nursery that will give a general contractor wholesale prices, they insist on you being a licensed landscape contractor.
