Your rent seems a bit high for a 2BR place, especially if it is becoming unfavorable due to the construction.

I know SF allows landlords to do something like this, but can't find a clear answer about the state law.If the above answers are all unfavorable, it seems we'd be stuck with buying a property, giving notice to 1 tenant so that we can occupy that unit, and raising rent with 60 day notice for renewal of leases.

That could lead to any unfavorable interpretation by a judge.

How does do it typically take to get your appraisal back and how did you respond to it if it was unfavorable(more than 10% off a private appraiser)?

I just closed on an investment property in July for a really good price and area but unfavorable rates (4.75% 20 year with a 20% down payment).

But as a risk mitigation strategy in the shorter term for future eviction moratoriums, high unemployment and other (landlord) unfavorable politcal or economic policies, we are planning to make a big effort to find section 8 tenants for maybe 10-20% of our units.

Knowing how unfavorable landlord laws are here, I am definitely open to other states beyond Florida if that makes the most sense.
