I have never really understood why people do the DST or regular 1031 exchange.

Apparently you can do it with a "Crédito Multifunções" but there are some restrictions implemented by the Bank of Portugal: If the property was acquired less than 2y ago: This type of loan is limited to 80%-Loan To Cost (from what I understood rehab costs are not included).If the property was acquired more than 2y ago: This type of loan can be used until a max of 80%-Loan to value not limited to the acquisition cost.Let me know if you had different feedback. 

I'm not confident that a seller financing offer will be accepted enough to be really understood without some preparation. 

Thank you so much @Greg O'Brien, I just bookmarked this thread, I stayed up until 2am last night trying to find answers to this, confused by different professional opinions and IRS publications.I'm trying to use STRs (rented out 7 days or less with no substantial services provided in which I materially participate) to reduce my W2 liabilities and my biggest concern was if doing this will trigger Self Employment taxes.If I understood correctly, in this situation I can use depreciation losses as active against other active income (which is what I want).

.  --- and... these issues become issues for the other Tenant and then turns you into the constant 'utility police' because you constantly have to monitor # of occupants... eww. 50/50 is simple and simply understood and 100% while vacant is also simply understood.

None of us understood the reason for doing this.
