No transaction funding needed on this.LT can be a little more involved but once understand them it can be a much better way to wholesale your property..The trustee being the owner would legally sign through the escrow on behalf of the trusts beneficiaries.When the buyer is funded for the wholesale all the beneficiaries would vote to the trustee to sell the property at the agreed to price so in that way no party is circumvented by another due to the trustee would only act up unanimous vote from ALL beneficiaries.You would not need to obtain the A--B transaction funding using a land trust..Using a land trusts you are following federal law specifically 12 USC 1701 d j (3) commonly called Garn St Germain Act of 1982.

Part of that learning process has been asking those around me who I know and trust what their thoughts are (specifically as it relates to how politics effect the markets)Over the past couple of weeks, the collective opinions of every real estate agent, developer, broker, loan officer, escrow agent, wholesaler, and fellow investor in my circle has been this: If the republicans don't take the house, we are in trouble.I am still not educated enough to understand why this is such a unanimous feeling amongst unrelated people in the industry, but just sharing what I've observed.I'm looking forward to seeing how the next couple of days/weeks unfold and whether their theory holds true.

I’m more concerned with long term wealth than immediate cash flow.Wanted to include my thoughts as it seems most of the responses are unanimously for 2 houses instead of 1 because everyone likes to repeat the old rationalization for a duplex over a single family without realizing the obvious drawbacks.Again, I’m spending in general and don’t know the specific numbers of the two options.
