I’ve seen some long term options - as long as 25 years in one case, but it was concurrent with a triple net lease of the same length of time with the property being commercial.If the option is with a homeowner then you deal with consumer protection laws, Dodd Frank act, and CFPB.

@Alan Asriants there is no added time or added risk when buying properties that one triple net leases.All the drawbacks you mentioned are eliminated with NNN leasing owned properties.If the interest rate on the loan is low enough in relation to income received, there is no financial point in eliminating leverage, mortgage.

That's wild.Would concur to tell tenants to cancel checks if they haven't been cashed yet.Moving PMs: Don't quote me on legal ramifications of this, but if the contract with your PM has expired, triple check if you have to provide them fees/notice of cancelling the agreement.
