@Michael Noto @Ilgaz Arikan, What I will say though however, is that I do have a couple colleagues that specifically have STR around New Haven targeting travel nurses and transplant patients, and college areas.

Transplants from other places get earthquake insurance. 

I'm a transplant here myself, I moved here back in '93 from San Antonio, Texas and got to watch this place grow like you wouldn't believe!  

Longtime-lurker/seldom-poster here — recent transplant to PDX from the east coast, and my wife and I are in the process of closing on our primary residence, just north of OHSU, which has a fully separate ADU on-site.

All the new transplants here are for that industy and that reason only.

They totally ignore the deaths caused by the lockdowns whether it’s suicides or delayed medical treatment, organ transplants being down 90%, or people putting off screening.

Recessions are exhausting, scary, sad, frustrating, anxious times; and while it might seem exhilarating to be able to find great real estate deals, there aren't too many people giddy over the prospect of negotiating short sales with seller who have no place to go or getting a great price on a house because the owner is facing foreclosure in two days.The best way to describe it is like receiving an organ transplant.
