Do you have any sort of recommended capex timelines or worksheet for a warehouse?

Code enforcement in Coronado is stricter than the rest of the city, and it does fall under the coastal commission jurisdiction.Depending on the parameters of the flip you can safely factor for an increase in your timeline for permitting of about 30 days.

Marco and company are a legit brokerage for sure.on the build side  this depends on how much money your sending and if your sending to escrow or direct to the builder. also I am building in Ocala currently and time lines are no where near what we expected . and its almost impossible to control cost up front.so as long as your OK with flexible time lines  ( and believe me no builder wants to go long) and price of material fluctuation then you wont be frustrated .

The numbers definitely work if the rehab stays within $100K–$115K and the timeline is 6 months, but with a full gut reno, I want to be realistic about potential delays.
