@Terrell Garren @Anthony WickI self manage in upstate NY, and the risk of someone leaving in January pales in comparison to all the benefits a M2M lease affords me.Look, if a tenant wants to leave in January, they are going to leave whether they have a term lease, M2M, or a note from the pope.To the OP:If you have to keep trying to evict for non-payment, the tenant can constantly jerk you around by showing up at court and paying at the last minute, then repeating that insanity with you the next month with the another non-payment of rent. 

Yet, the traffic here pales in comparison to Seattle, or another major city.

I have hardwood floors but don’t want to paling them and don’t have time to sand down and refinish.

Even after factoring in those "horror stories" they pale in comparison to the ones from my landlording days!

Reading all of your accumulated knowledge is fantastic, but it truly pales in comparison to hands on experience.

To me not being able to evict in this crisis for a few months while not good of course.. pales in comparison to other risks that are related to real estate..

I used to help manage large exterior scopes in new build construction ($20 million in exterior scope) and the work I do now pales in comparison to that, but I can focus more on real estate and develop relationships with smaller scale contractors.

While i'm sure some brokers "may" run into this same issue im confident it pales in comparison to that of a wholesaler.

Do I have market appreciation in KC, yes, but it pales in comparison to the market appreciation I get in CA. 

But if you buy property you intend to use for investment and then later change your intent then that is perfectly fine.This is where everything turns "a whiter shade of Pale" to borrow a line from Procol Harum.
