We like to find talent at Upwork and have had success in this manner.

Information and exposure has been increased radically in the last 10 years, and hence those killer deals don’t seem to be there anymore.Fortunately for me, I had the good fortune to know and learn from the (imo) absolutely most knowledgeable, innovative, and talented note investor teacher back 40 some odd years ago.  

Most very talented CPAs can/will advise you on tax strategy for a fraction of the cost.. 

Agree @Mike Klarman if one can make money fixing up properties that is a talent that be useful in accumulating properties.

I have 40 years of experience in the home design and construction industry, a ton of skills, and talent.

Now THAT takes talent.

@Jack Anderson - I also agree with the other folks - you need a real estate focused CPA that really understands these issues and the subtle nuances involved in all of those different areas.Many CPAs are able to serve you virtually and you'll want to make sure you consider that as the talent you need is probably more important than that person's physical location.Best of luck to you!

@Rick BaggenstossIt's not going to go backwards private organizations and the city have invested millions and they have gained back 100 millions back on their investments and the Beltline is not completed yet I do the tour often (Beltline)Those area are little sketchy but because it has not been totally gentrified it's still in its process also in order far Atlanta to keep attracting talent to the city they must become transportation friendly millenials are not getting in car note debt like previous generations they want to work play and party in the city (Kipp) is great as far school goes I want to say it was #1 in the state of GA.

At some point early on you will have to pull the trigger and have them do the work so they see that there is a symbiotic relationship.This used to be true, but nowadays you will just lose out on a lot of really good and talented GCs who are tired of being told - "hey take a look at this house for free and I'll give you a lot of work in the future....as long as you work for cheap".
