When you read through the OM, you eventually find out that the GSA has an out at 10 years, or that the original lease term was 15 years, but you only have 4 years left.

I asked him to get me an OM and the seller, or his agent, wouldn't supply me with anything.

Ryan you might want to first validate physical numbers of OM given by seller are correct, then do an initial interior BPO next time for a few hundred before spending thousands on the inspection.

These OMs can be pretty detailed, allow you to practice analysis, learn the market, learn cap rates, etc...and you don't have to deal directly with the broker yet.
