I'll confess that my level of sympathy is pretty slim when an air conditioner has broken in the heat of summer, and it will be 2 days before the repairman can get there.

It's one or the other...I wanted to comment that I have sympathy for those ready and able to buy rentals today but can't find numbers that will work.

so when my tenants mentioned similar situations happening, they had my sympathy - but not much they or I could do.

Which I am told you can normally evict inside of a few months.In other cases however be prepared for a tenant who may or may not have a valid rental agreement you need to honor, or a tenant with an expired lease who a judge may provide some sympathy to, dragging things out for quite some time.

@Kevin Hill , I'm seeing this in my market, too.While I have no sympathy for the banks that lost money during the big foreclosure rush a few years ago, I also cannot fault them for wanting to put $85k into a property and make a boatload.
