I am not sure what companies are quoting you, but you should shop more.Make sure to have the location of where is showing the cracks so you can get a more accurate repair estimation.I have some contractors that I can recommend.

Joining a team is a good suggestion but not sure if all teams will allow you to specialize outside of the team's focus.

Since it was a structural change, you need an architect or engineer to draw up plans that make sure the new changes are safe of course. 

We've worked with local banks and been able to finance the three we own without any issues.I don't necessarily know if it's "beginner" investor friendly but you'll learn everything you need in the bootcamp which is the gold standardWe get loans with 3-7 year balloons and 25 year amortization typically

The pricing for Real Estate is way out of whack due to no supply so everything is over priced right now and not sure if worth the house hack. 

I would just make sure you're saving for reserves and expect that first year to be really about learning the house.
