It ranges from free standing stores large and small (for supermarkets to dry cleaners), small strips with several stores, small to large office buildings, mixed use, like a property with stores downstairs and apartments upstairs.If your just talking stores, I looked at a number of single empty ones and you'll have to figure out why they're empty.

thanks for all the suggestions guys. i appreciate it.i've been calling ibuyhouses signs, people that post on craigs and for rent signs to find buyers. i live next to a supermarket and walked over there to get some bagels. my wife spotted a sign that said "real estate investors seek students part time ###-####" i'll be calling that tomorrow to follow up.i intend on attending a REI club meeting next month. do you guys recommend paying for a year membership or paying monthly?

Make flyers and post them around town (gas stations, supermarkets, etc).Make signs with a brief description and your phone number and place on the property and busy intersections near the house but check with your local authorities first because they can be a pain in the ***!

Consider also the location; yes you have quicker access in and out of town, accessibility to downtown, bus stops, supermarkets and etc. but if you really want to buy it, you should visit at different times of the day to get a feel for the noise situation so that you can asses it since it’s one of the most common downside in living in the main street and also if you have children living with you, you should make sure that the rehabilitation will include the safety of your children.
