Hello everyone, I'm currently in a situation i was hoping to get some helpful insight on.

This is a very frustrating situation.

In total, including money lost from rent, legal fees, and repairs, the situation cost almost $30k.

What paperwork should I keep a paper trail of to make things like taxes and other situations better/easier for myself?

Any words of wisdom for this situation? 

Here's a little background on Tenant situation...has 2 or 3 young kids, an adult sister, an aunt with her male friend and the lessee has a male friend, that all appears to live in the apartment but aren't on the lease.

New construction (strip centers, grocery stores, roads etc) started booming the last year.

I think I'm in a pretty unique situation and am trying to figure out the right hoops to jump through to move forward.Long story short, I'm trying to tap into the equity of the rental property passed down from my grandparents that is held in an S-corp which is co-owned by myself, my siblings, our cousins, and an idiot uncle.

I’ve seen situations like this before..one old friend of mine in Austin had a few industrial buildings where the cash flow was decent but not dazzling, and he was itching for a way to ramp things up.

A more likely situation is you’d have to offer AT LEAST 7% to her, making your payment $1830 and your payoff in 3 years $265k.
