TIA Have licensed companies take care of the pool and hot tub.

There aren't a ton of carriers that have jumped on board in writing STR.Not 100% sure the carriers in your specific state, but I know that Proper will write in all 50 states. 

The real estate agents recommended I look into Nomad (real estate tech) company for property management and finding tenants for the property.   

I'm currently considering Erie, PA, Pittsburgh, PA, and Columbus, OH, although I am interested in NY state also.Any thoughts would be helpful. 

The state also requires that companies list the language you posted on every policy document.It's very important to note that just because a carrier is Non-Admitted, it does not mean it's any better or worse of an insurance company than an Admitted carrier.

We saved Settlement Statements from every closing and one of our former partners owned a national title company, so we had enough closing cost data to build a models for each state on the buy and sell side of the note buys.

If you are investing out of state, then do you already have a good property manager lined up? 

I do projects all over Texas, plus in other states, but the process for permitting/approvals can vary by region.
