:)Just kidding.1) Stock market: may want to do this while exploring other options, just make sure funds are easily accessible2) Buy Multi-unit: two basic options:- Buy turnkey: may not cashflow for 3-5 years, depending on your management skills.- Buy someone else's problem: can you fix their problems?

.)- All in Cost = Cost to build * Square foot  - Sales Price = All in Cost + (All in cost * 20%)* Covers contractor and soft cost on either fee based or cost+- Profit = (Sales price - (Sales Price * 7%))* - All in Cost   accounts for agent fees and closing cost- Initial List Price = Sales price + 10%      A buffer to test market absorption- Break Even being All in cost, point where everyone is paid except me. - List price is to test the market absorption at "x" price. 250k land + build.

The mold remediation companies should have the skills to identify the source, suggest a solution, and give you a bid with a guarantee of their work.

Now, your mind is ready to learn this new skill.

It doesn't mean they are a skilled manager.You should do your own research. 

If I have a skill, knowledge, the right contacts or or a passion that can be leveraged into potential gains, that is where my money is applied.

They hired an attorney who was skilled at assisting them stay as long as possible. 

To build a platform like that, you definitely need technical skills, but it needs to be informed by real estate domain experts as well.

Negotiating favorable terms is both an art and a science, and in real estate, it's a critical skill that can make or break a deal.
