@Brian Bisdorf It's always important to vet tenants but as a general rule of thumb, the better situated the real estate, the better quality of tenant you can attract.

Let the tenant know this in writing and if you need to, also speak with them, but always in writing first in these situations.

Dissolving the LLC and distributing the property to the former members as tenants in common and then selling is a relatively common practice in these situations.

I am not sure what your financial situation is or if you have a 401K as an option to borrow but this has worked for us.
