Please please account for how many months you can carry the house if it sits vacant/ large capex or if you have to go through an eviction.

funds only go into interpleader after months of sitting in escrow. the court just does not hand the money to the seller either.. if not agreed upon the funds go to the state etc.

The properties that sit on the market the longest are luxury, ultra-luxury, or tenant-occupied.
