Simplisticly speaking my rate has to be 5% for the next 5 years for it to be a wash (I saved 1% for 5 years with ARM and lost 1% with ARM over next 5 years).

This is a super simplistic version that doesn't take into account time value of money (what it would make if that 2k was invested instead of used in refinancing), or different interest rates, or time spent finding a bank to refinance with or... well, you get the point.

I get the idea is to buy a multi family house and live in one of the units while the tenants of the other units pay the mortgage (overly simplistic, I'm sure).My question is, has anyone ever done this and have issues living in the same building as your tenant?
