Ex: combined with VT's already high 9% M&R tax, 1% local options tax, and (pending) 9% STR tax you're looking at a 20% rental tax atop an already limited 4-6 months of real world vacancy based on longer spring/fall shoulder seasons.

Hey @Bailey Brown - I recommend attending a local meetup about REI (not a seminar) as that's where you'll get to brush shoulders with other investors and players in the RE space in your region. 

That would help you brush shoulders with wholesalers and other investors that will have offmarket inventory that might work.To the other person's point that posted as well, what's a "deal" to you.

Rub shoulders with the rich and it'll all come together. 

I've communicated with them if one member leaves, then the rent will fall on the shoulders of the other 2. 

For years I would go months with no free nights, no free weekends.Now, with a rocking portfolio, I don't regret the absolutely brutal effort I put in to get here.It can be very hard, but it is very worth it.Don't get discouraged, tighten your belt, put your shoulders to it and push, you will find a way - you will not be sorry.

Because it's a seasonal market, whereby we should expect full occupancy during summer, some occupancy during both shoulder seasons and we should have been happy if we get any occupancy in the winter.
